For more than three decades, the Rio Hotel & Casino has stood as one of Las Vegas’ most recognizable hospitality landmarks. As part of a comprehensive property refresh, Dreamscape Companies chose to extend the life of the existing towers rather than replace them, preserving the building’s iconic identity while improving long-term facade performance.

Coalition led the facade revitalization scope across the property’s three towers, delivering targeted repairs, resealing, glass replacement, and custom field solutions in a complex active hospitality environment.

Scope & Technical Execution

Coalition delivered a comprehensive facade restoration scope, including 500,000 linear feet of high-performance caulking to replace aging gaskets and reseal the building envelope. The team also provided custom trickle vent covers, strategic glass replacements, slab edge covers, and precision field fixes in hard-to-access areas across the Masquerade, Ipanema, and Palazzo Towers.

Glass replacement work required close attention to the Rio’s existing facade expression. Coalition coordinated a curated mix of Viracon blue, purple, red, and gold glass to preserve the building’s vibrant exterior identity while integrating new materials into the existing system.

To access the towers safely and efficiently, Coalition deployed 23 swing stages across the property. Rope access and specialized staging methods were also used at signage, elevator shafts, and other challenging locations where conventional access was limited.

Validated for Performance

Because the project involved existing conditions, long-term durability depended on careful testing and field verification. Coalition worked closely with engineers, consultants, and suppliers to evaluate materials and installation methods before full implementation.

Sealants and adhesives were supported by Dow warranties and validated through lab adhesion testing and field pull tests. This testing process helped confirm performance in the demanding Las Vegas climate and provided confidence that the restored envelope would continue to perform for years to come.

Coordinated Around an Active Property

The Rio refresh required continuous coordination with ownership, consultants, suppliers, and other trades while the property remained active. When the schedule shifted to prioritize LED installation ahead of the Super Bowl, Coalition adjusted workflows, resequenced access, and maintained progress without compromising quality.

The result was a disciplined restoration effort that balanced speed, safety, and precision across a highly visible Las Vegas property.

Completed in 2024, the Rio Hotel & Casino refresh demonstrates how existing buildings can be renewed with purpose.
